RIYADH — Mnzil, The Development Group and Capital Partners have launched a real estate fund targeting SAR 1 billion (~$267 million) to build purpose-built workforce housing for up to 50,000 workers across Saudi Arabia.
Capital Partners, a CMA-licensed fund manager, runs the vehicle. TDG develops the sites. Mnzil, the workforce housing operator, joins as strategic partner and exclusive operator. Development is set to begin in Q4 2026 across Riyadh, Jeddah, Dammam, Khobar, Makkah and Madinah.
Mnzil already houses more than 30,000 workers for over 250 clients, including Amazon, Noon, Nestle, McDonald's and Americana. The company was Founders Fund's first Saudi investment, backed alongside COTU Ventures.
The launch institutionalises a corner of Saudi real estate that giga-project construction has made acute: compliant, large-scale accommodation for the labour force building and staffing the kingdom's Vision 2030 pipeline. Workforce housing has mostly been an operator-led business. A billion-riyal fund structure brings it into the regulated asset-management mainstream.
